Specialist Disability Accommodation is for NDIS participants with extreme functional impairment or very high support needs. Here's how to find out if SDA is right for you, and how to get it into your plan.

SDA is assessed against your functional needs and support requirements. An occupational therapist typically completes a housing assessment that documents why standard housing — even with modifications — is not suitable for you.

01. NDIS participant

You must be an NDIS participant. If you're not yet on the NDIS, your first step is access.

02. Functional needs

SDA is for participants with extreme functional impairment OR very high support needs — usually 24/7.

03. Housing assessment

An allied health professional completes an SDA assessment and Housing Plan documenting your needs.

04. SDA in your plan

The NDIA reviews and, if approved, includes SDA funding in your plan at a specific design category.

ELIGIBILITY CRITERIA

When the NDIA may fund Specialist Disability Accommodation

SDA funding is not automatic — the National Disability Insurance Agency assesses whether purpose-built housing is the most appropriate and cost-effective option for your situation.

  • Active NDIS participant

    You must hold an approved NDIS plan before SDA funding can be considered.

  • Extreme functional impairment or very high support needs

    Your disability-related needs require specialist housing features that standard homes cannot provide.

  • Standard housing is unsuitable

    Home modifications, rental properties or other NDIS supports alone cannot meet your housing needs.

  • SDA is the most cost-effective long-term option

    The NDIA considers lifetime value — not just immediate housing costs — when approving SDA in a plan.
