Indus Ability is a registered NDIS Specialist Disability Accommodation provider. We don't do everything — we do SDA, and we do it properly. From feasibility and design through to enrolment, leasing and on-going housing management, our team brings together property, allied health and lived experience.
Our story
Indus Ability was founded on a simple observation: there are not enough quality SDA homes in the places people actually want to live. We set out to change that — by partnering with experienced builders, allied health clinicians and the participants themselves to deliver homes that feel like homes, not facilities.
Today, we develop and tenant SDA across Victoria, New South Wales, Queensland, South Australia and Western Australia. Our portfolio is concentrated in High Physical Support and Fully Accessible homes, with a growing footprint in Robust and Improved Liveability.

What we do
- Source & develop SDA-compliant homes in well-located suburbs

- Independent SDA assessor certification on every dwelling
- Enrol with the NDIA and manage SDA payments
- Tenancy management, vacancy listings & housemate matching
- Liaison with the participant's chosen SIL provider
What we don't do
We don't deliver Supported Independent Living (SIL), personal care or community access. Why? Because SDA and SIL working together properly requires real separation. You should be free to choose — and change — your support provider without losing your home.
We work alongside the SIL provider of your choice, and we'll happily introduce you to providers we've worked with successfully.
